What we collect, and when

We only collect personal information when you choose to send it to us. There are two places on this website where that happens.

1. The enquiry form

Your name, email address, mobile number (optional) and the message you write. The message field invites you to describe what you are looking for — please share only what you are comfortable sharing.

2. The chat window

Your name, mobile number, email address, and the answers you give about what you are looking for. Depending on the enquiry these answers can include your budget, your downpayment capacity, how you intend to finance a purchase, and a date and place for a viewing. We also keep the messages you send in the chat.

We also process the IP address of every visitor for a short time to limit abuse of our forms, and our hosting provider records ordinary technical information (IP address, browser type, pages requested) in its server logs.

We do not ask for government identification numbers, financial account numbers, health information, or any of the other categories the law treats as sensitive personal information. Please do not send those through this website.

Why we use it, and on what basis

  • To answer you. We use your contact details and your message to reply, to assign an agent, and to follow up about the property or service you asked about. We rely on your consent, and on the steps taken at your request before entering into a contract.
  • To match you to listings. Where you tell us your budget or financing plans, we use that to suggest suitable properties.
  • To keep the site working and safe. Rate limiting and abuse prevention, based on our legitimate interest in protecting the service.
  • To meet legal obligations that apply to a licensed real estate brokerage.

We do not sell your personal information, and we do not use it for automated decision-making that produces legal effects about you.

Who else sees it

We do not sell or rent your information. It is handled by our own licensed brokers and agents, and by the service providers that run this website on our behalf:

ProviderRoleWhere processed
SupabaseDatabase, sign-in and file storageSingapore
VercelWebsite hosting and deliveryUnited States and edge locations
Email delivery providerSends account and password emails[OWNER INPUT REQUIRED]

Because these providers operate outside the Philippines, your information is processed abroad. We remain accountable for it, and we use providers that offer contractual protections for the data they hold on our behalf.

This website uses no advertising pixels, no analytics services and no third-party trackers. See our Cookie Notice for the small number of cookies we do set.

How long we keep it

Enquiries and chat conversations are kept for as long as needed to deal with your enquiry and to meet our record-keeping obligations as a brokerage, after which they are deleted or anonymised. Our current retention period is [OWNER INPUT REQUIRED] — e.g. 24 months after last contact. You can ask us to delete your information sooner.

Your rights

Under the Data Privacy Act you have the right to:

  • be informed about how your information is used;
  • access the information we hold about you;
  • correct anything inaccurate;
  • object to processing, or withdraw a consent you previously gave;
  • have your information erased or blocked where the law allows;
  • be told if your information is compromised in a way that puts you at risk;
  • obtain a copy of your information in a portable format;
  • seek redress, including a complaint to the National Privacy Commission.

To exercise any of these, contact us using the details above. Withdrawing consent does not affect anything we did before you withdrew it, and we may need to keep some records where the law requires.

How we protect it

The site is served over HTTPS. Access to enquiries and client records requires an individual staff account, protected by row-level security rules in our database so that staff only reach the records their role permits. Administrative and maintenance accounts support two-factor authentication. No system is perfectly secure, but we take these measures seriously and review them.

Children

This website is intended for adults who can enter into property transactions. We do not knowingly collect information from children. If you believe a child has sent us personal information, contact us and we will delete it.

Changes to this notice

We may update this notice as the website changes. The date at the top shows when it was last revised, and material changes will be made clear on this page.
